Brown County Real Estate Market Update – July 2026

If you've been wondering whether now is a good time to buy or sell a home in Brown County, you're not alone. The market continues to shift as inventory grows, buyers become more selective, and pricing begins to stabilize.

Whether you're looking in Brownwood, Early, Bangs, Lake Brownwood, May, Blanket, or elsewhere in Brown County, here's what the latest numbers tell us.

Brown County Market Snapshot

According to the latest RPR Market Trends Report:

  • Median Sold Price: $200,000
  • Median Days on Market: 35 days
  • Months of Inventory: 6.84
  • Sold-to-List Price Ratio: 96.6%
  • Median Active List Price: $269,700

What Does This Mean?

The Brown County real estate market is currently sitting in what many would consider a balanced market, leaning slightly toward buyers because inventory has increased. With nearly seven months of inventory available, buyers have more choices than they did over the last few years.

That doesn't mean homes aren't selling—it simply means pricing and presentation matter more than ever.

Home Prices Have Stabilized

The median sold price in June was $200,000, representing a month-over-month decrease from the previous month. Meanwhile, the median estimated property value across Brown County sits around $213,620, remaining relatively steady over the past year with only a slight annual increase.

Rather than seeing dramatic price swings, we're experiencing a healthier, more sustainable market where homes are selling based on condition, location, and realistic pricing.

Buyers Have More Negotiating Power

One of the biggest changes we've seen is the increase in inventory.

With 6.84 months of housing supply, buyers have more opportunities to compare homes before making a decision. Inventory has continued to climb throughout the past several years, giving buyers more leverage during negotiations.

Additionally, homes are selling for approximately 96.6% of their asking price, meaning negotiations remain common.

For buyers, this can translate into:

  • More homes to choose from
  • Less pressure to make rushed decisions
  • Better opportunities to negotiate repairs or concessions
  • More time to find the right property

Sellers Can Still Succeed

While buyers have gained some leverage, well-prepared homes continue to attract strong interest.

The median time on market is only 35 days, which means properly priced homes are still selling in just over a month.

If you're considering selling, the key is to:

  • Price the home based on current market conditions—not last year's market.
  • Invest in quality photos and marketing.
  • Ensure the home is clean, well-maintained, and ready for showings.
  • Be prepared for buyers to negotiate.

Homes that are priced correctly from the beginning generally receive more attention than those that require multiple price reductions.

Pending Sales Show Continued Buyer Activity

Even with higher interest rates and increased inventory, buyers are still entering the market.

The median list price for newly pending homes remained around $198,000, while homes already under contract carried a median list price near $169,950.

This tells us that buyers are still purchasing homes—they're simply being more selective and price-conscious than they were during the peak seller's market.

Working in Brown County every day, I'm seeing something that the numbers support:

Serious buyers are still buying.

Serious sellers are still selling.

The difference is that today's market rewards preparation.

The homes that receive the most attention are the ones that are priced correctly, professionally marketed, and presented well online. Buyers have options, so first impressions matter more than ever.
