First-Time Home Buyer Checklist for Texas: A Step-by-Step Guide

Buying your first home is exciting—but if you’ve never been through the process before, it can also feel like there are a million things you’re supposed to know.

The good news? You don’t have to figure it all out on your own.

If you're thinking about buying your first home in Brownwood, Early, or anywhere in Central Texas, this checklist will walk you through the process from the moment you start thinking about buying until you finally get the keys.

1. Get Your Finances Ready

Before you start scrolling through homes and scheduling showings, take a quick look at your financial picture.

A lender will typically review things like:

  • Your credit
  • Income and employment
  • Monthly debts
  • Available funds for closing
  • Your debt-to-income ratio

And don't assume you need perfect credit or 20% down to buy a home. Depending on your situation, there may be loan programs that require a much smaller down payment—and some qualified buyers may even have options with little to no down payment.

2. Talk to a Local Lender

Getting pre-approved should be one of your first major steps.

Your lender can help determine approximately how much you qualify for, what your estimated monthly payment could look like, and which loan programs may fit your situation.

Common financing options for Texas buyers can include:

  • Conventional loans
  • FHA loans
  • VA loans for eligible veterans and service members
  • USDA loans for eligible properties and borrowers
  • Texas down-payment and homebuyer assistance programs

First-time buyer tip: The amount you're approved for doesn't necessarily have to be the amount you spend. Decide what monthly payment feels comfortable for your household.

3. Choose a REALTOR® to Represent You

Your real estate agent does much more than unlock doors.

A knowledgeable buyer's agent can help you understand the local market, find properties, evaluate comparable sales, prepare offers, negotiate terms, navigate inspections and repairs, monitor deadlines, and guide you through the transaction.

For first-time buyers especially, having someone who can explain each step as it happens can make the entire process much less overwhelming.

4. Determine Your Wants vs. Needs

Before beginning your home search, make two lists.

Your needs might include:

  • Number of bedrooms
  • Number of bathrooms
  • Location
  • School district
  • Acreage or yard requirements
  • Maximum monthly payment
  • Commute requirements

Your wants could include:

  • Updated kitchen
  • Shop or barn
  • Swimming pool
  • Fireplace
  • Extra acreage
  • Large primary suite
  • Covered patio

Knowing the difference can make your home search much easier—especially when the perfect house doesn't check every single box.

5. Start Shopping for Homes

Now comes the fun part!

Your REALTOR® can set up a customized property search based on your price range, preferred areas, property type, acreage, and other criteria.

In Central Texas, don't forget to consider more than just the house itself. Depending on the property, you'll also want to pay attention to things like:

  • Property taxes
  • City limits vs. rural property
  • Water source
  • Septic systems
  • Wells
  • Road access
  • Flood zones
  • Restrictions or HOA requirements
  • Utilities
  • Internet availability

These details can be especially important when buying homes with acreage or properties outside city limits.

6. Make an Offer

Found the one? It's time to put together an offer.

The purchase price is only one part of an offer. Your agent will help you determine the other terms that may need to be considered, including financing, earnest money, option period, closing date, title-related items, and any requested seller concessions.

Your agent can also review comparable properties and current market conditions to help you make an informed decision about your offer.

7. Deposit Earnest Money & Option Fee

Once you're under contract, congratulations!

But there are immediately important deadlines to meet.

Depending on the terms of your contract, you may need to deliver earnest money and an option fee to the appropriate party within the required timeframe.

Don't miss these deadlines. Your REALTOR® should help you keep track of the important dates throughout your transaction.

8. Schedule Your Home Inspection

A professional home inspection is one of the most important parts of buying a home.

An inspector can evaluate many of the home's major components and identify potential concerns.

Depending on the property, additional inspections may also be appropriate for things such as septic systems, wells, pools, HVAC systems, foundations, roofs, or other property-specific features.

After receiving the inspection report, you and your agent can discuss your options based on the contract and the condition of the property.

9. Continue Working With Your Lender

Once you're under contract, your lender will begin moving your loan toward final approval.

They may request updated documents throughout the process.

Respond quickly when your lender asks for something, and most importantly:

Do not make major financial changes without talking to your lender first.

That means you probably shouldn't finance a new truck, open a furniture credit card, change jobs, move large amounts of money between accounts, or make another major purchase without checking with your lender.

Even if you've already been pre-approved, changes to your finances can affect your final loan approval.

10. Appraisal & Title Work

If you're financing your purchase, your lender will typically require an appraisal to help determine the property's value.

At the same time, the title company will be working through the title process and preparing for closing.

You'll receive important documents during this period. Read them, ask questions, and don't be afraid to ask your REALTOR®, lender, or title company to explain something you don't understand.

11. Get Homeowners Insurance

You'll generally need homeowners insurance in place before closing when financing a home.

Start shopping for insurance early enough to compare options.

This can be particularly important in Texas because the home's location, roof, age, claims history, and other factors may affect the availability and cost of coverage.

12. Complete Your Final Walk-Through

Shortly before closing, you'll typically complete a final walk-through of the property.

This isn't another full inspection. It's your opportunity to make sure the property is generally in the expected condition, agreed-upon items remain with the home, and any negotiated work has been addressed as required.

13. Review Your Final Numbers

Before closing, your lender and/or title company will provide documents showing the funds you'll need for closing.

Review everything carefully and ask questions if something doesn't look right.

Wire fraud warning: Real estate wire fraud is real. Never trust last-minute wiring instructions sent by email without independently verifying them with the title company using a trusted phone number.

14. Closing Day!

You made it!

At closing, you'll sign the necessary documents to complete the purchase.
