Living in Early, Texas (2026): A Local REALTOR®’s Guide to Homes, Community & Things to Do

If you’ve never visited Early, Texas, one of the first things you’ll notice is how seamlessly it connects with neighboring Brownwood. In fact, many visitors can’t immediately tell where one city ends and the other begins. While they are two separate communities, they work together to offer residents shopping, dining, recreation, healthcare, education, and everyday conveniences—all while Early maintains its own unique identity.

As someone who was born and raised here, attended Early ISD, and now helps buyers and sellers throughout Brown County as a REALTOR®, I’ve had the opportunity to watch this community continue to grow. Whether you’re relocating for work, looking for more space, or simply considering a move to Central Texas, here’s what I think you should know about living in Early.

A Small Town That Continues to Grow

One of the things I appreciate most about Early is that it has managed to grow while still holding onto the things that make it unique.

It’s not unusual for someone to stop and check on you if you’re pulled over on the side of the road with a flat tire. That willingness to help one another is something many residents appreciate, and it’s part of what makes this community feel welcoming.

Over the past several years, the City of Early has invested heavily in projects designed to improve quality of life and encourage future growth. One of the most exciting examples is the Early Town Center and Boardwalk project. What was once an underutilized area has been transformed into a destination featuring walking paths, boardwalks, seating areas, fire pits, fishing opportunities, community events, and live entertainment. The city continues adding new amenities, landscaping, and gathering spaces as the project evolves. (⁠Early, TX)

The development doesn’t stop there.

The former Heartland Mall is also undergoing redevelopment, with Dunham’s Sports officially announced as the anchor tenant in an 81,000-square-foot space. Renovations are expected to begin in Fall 2026, with additional retail spaces and future commercial development planned. (⁠Early, TX)

Several new restaurants and businesses are also planned around the Boardwalk, making it an area that’s exciting to watch over the next few years.

The Best of Both Worlds

One of my favorite things about Early is the balance it offers.

Depending on where you choose to live, you can enjoy a neighborhood close to shopping and restaurants or own property with acreage where you have room for horses, livestock, gardens, or simply more open space.

It’s not uncommon to spend your evening sitting on the porch with a cup of coffee watching the sunset, then be only a short drive from grabbing dinner, running errands, or meeting friends.

That combination is something many people are looking for today.

Housing Options in Early

One thing I always tell buyers is that Early offers a surprisingly wide variety of housing styles.

You’ll find:

• New construction homes
• Established neighborhoods
• Homes on large lots
• Acreage properties
• Farm and ranch properties
• Luxury homes
• Traditional family homes
• Investment opportunities

Whether you’re looking for something move-in ready, land to build on, or a home with room to spread out, there are options throughout the area.

Everyday Shopping & Dining

Even though Early has a small-town feel, daily conveniences are close by.

Local shopping includes businesses like Hardwick’s, Atwoods, outdoor retailers, flower shops, boutiques, fitness centers, and several national retailers. Brownwood’s grocery stores—including United Supermarkets, Walmart, and Brookshire’s—are only minutes away.

When it comes to food, there are plenty of local favorites.

A few of mine include:

• La Hacienda (their sour cream chicken enchiladas and queso are hard to beat!)
• Jerry’s Burgers & Shakes
• Humphrey Pete’s Steakhouse
• Grumps Burgers
• La Botana
• Taco Casa
• Chicken Express
• HTeaO
• Sonic

One recommendation I always make is to grab dinner or a drink on the patio at Humphrey Pete’s. It’s a great place to unwind after a long day.

Recreation & Things to Do

One thing that surprises many newcomers is how much there is to do nearby.

The Early Town Center has become a gathering place with walking trails, fishing, seasonal events, live music, and community activities.

The stocked pond has become especially popular. Throughout the year, special fishing events—including trout stockings and tagged fish competitions—give anglers the opportunity to win prizes donated by local businesses.

Lake Brownwood is only about twenty minutes away, offering boating, fishing, camping, hiking, and water recreation.

Throughout the year, you’ll also find festivals, sporting events, and community activities happening across both Early and Brownwood.

My “Must Do” List for Someone New to Early

If a friend moved here tomorrow, here’s where I’d tell them to start:

• Walk the Early Town Center Boardwalk.
• Grab dinner at Hacienda.
• Sit on the patio at Humphrey Pete’s.
• Try a burger from Jerry’s or Grumps.
• Browse Hardwick’s for fresh produce, plants, pottery, and home décor.
• Stop by Atwoods.
• Spend an evening at Lake Brownwood.
• Explore Downtown Brownwood’s local shops.
• Check out a community event at the Boardwalk.
• If you’re here during football season, attend an Early Longhorns game.

Schools

Early ISD serves the community with a primary school, elementary school, middle school, and high school, offering academic, athletic, fine arts, and extracurricular opportunities for students. Those interested in learning more about programs, enrollment, or campus information can visit the district directly for the latest details.

For me personally, Early ISD holds a lot of memories. I attended school here and was a member of the Early Belles dance team, even performing at the Alamo Bowl during my time on the team. It’s fun being able to help people move into the same community that helped shape my own childhood.

Getting Around

One thing many people appreciate is how convenient Early’s location is.

Approximate drive times include:

• Brownwood: Less than 5 minutes
• Lake Brownwood: About 20 minutes
• Comanche: About 25 minutes
• Stephenville: About 45 minutes
• Abilene: About 1 hour

Healthcare is available nearby through Hendrick Medical Center Brownwood, and Howard Payne University is also located just minutes away in Brownwood.

Things New Residents Should Know

Texas weather likes to keep us guessing.

You might start your day with sunshine and end it in a thunderstorm.

If you’re driving county roads after dark, keep an eye out for deer—they’re everywhere and have a habit of appearing when you least expect it.

Winter weather is usually short-lived, but if snow or ice arrives, things tend to slow down until conditions improve.

And after a good rain, one of my favorite drives is crossing the bridge near Humphrey Pete’s and Chick-fil-A to watch the water flowing. It’s one of those little local moments that never gets old.

Why I Chose to Stay

I’ve lived in Early for most of my life.

I’ve worn purple on Fridays.

I’ve attended school here.

I’ve watched this community grow.

I’ve celebrated its successes.

I’ve built my real estate business here.

There are plenty of places someone can choose to live, but there’s something special about coming home to Early. Watching the city continue investing in new parks, businesses, restaurants, and public spaces while still maintaining its small-town character has been exciting.
